At RentMate Property Management, we believe in transparency and simplicity when it comes to property management costs. Our fee structure includes:
$45 per property inspection
5.98% monthly management fee (no hidden charges)
*Fees exclude GST. Terms and condition apply.

Types of Property Management Fees

Property management costs can vary greatly depending on the service provider. While each company has its own fee structure, there are five main types of fees you should expect:

1. Initial Setup Fee

Some companies charge a one-time fee to onboard your property. This can include an initial inspection, condition review, and notifying tenants of the change in management.

2. Tenant Placement or Leasing Fee

This fee covers finding and placing new tenants—marketing the property, handling applications, doing background checks, and preparing the tenancy agreement. It’s typically charged when a new tenant is signed.
👉 Letting fees are standard in the industry. We’ll always confirm the cost upfront before proceeding.

3. Monthly Management Fee

This is the regular fee for managing your property day-to-day. It covers rent collection, tenant communication, maintenance coordination, and more.

  • Some companies charge a flat monthly fee.
  • Others charge a percentage of the rent (typically 6–10%).

4. Maintenance Fees

Property managers may charge additional fees for maintenance and upkeep of the property. This can include routine services such as lawn care, cleaning, or minor repairs. For more extensive repairs, you may need to pay for tradespeople to address issues like plumbing or electrical work. Be sure to ask if these fees are included in the monthly management charge or if they’re extra.

5. Other Fees to Ask About

Some providers may charge extra for:

  • Handling evictions
  • Tribunal representation
  • Ending the contract early
